The Area and Its Housing
We run out of Pasadena, and the towns below are the ones we drive to on a normal week. Listed alphabetically: Alhambra, Altadena, Arcadia, Avocado Heights, Baldwin Park, Bell, Bradbury, Commerce, Duarte, East Los Angeles, East Pasadena, East San Gabriel, El Monte, Hastings Ranch, Highland Park, Irwindale, La Cañada Flintridge, La Crescenta-Montrose, Lamanda Park, Maywood, Monrovia, Monterey Park, Montebello, North Arroyo, Northeast Los Angeles, Pico Rivera, Rosemead, San Gabriel, San Marino, Sierra Madre, South Arroyo, South El Monte, South Pasadena, Temple City, Vernon, and West Puente Valley.
Across this whole stretch of the San Gabriel Valley, the housing runs from 1943 up through 2012, but the median build year lands at 1959, and most of the 65 named areas we track are still dominated by pre-1960 construction. That matters more than it sounds like it should. A door built for a 1959 tract house and its opener bracket were sized for hardware that nobody manufactures anymore, and that's the same story whether the house sits two miles out or twelve. Newer pockets exist too, mixed in among the older tracts, which is why we ask the build year on the phone before we guess at parts.
We don't have a job history in any of these towns to point to. What we can tell you is what the housing data says about what's likely behind the door.
